- • The Booking Fee (UTJ) of Rp 30,000,000 is paid as a guarantee of the buyer's commitment to purchase the unit and will be calculated as part of the selling price.
- • The UTJ cannot be transferred to another unit without written approval from the seller.
- • The selling price already includes the processing of the Building Approval (PBG) or Certificate of Proper Function (SLF) in accordance with the building standards set by the seller.
- • Taxes and other fees are borne individually by each party.
- • A Down Payment of 30% of the selling price must be made no later than 14 calendar days after the UTJ payment.
- • Subsequent payments shall follow the construction progress.
- • If the Down Payment is delayed by more than 14 days without written notice, the transaction will be considered cancelled and the UTJ will be forfeited.
- • The selling price may change if the buyer requests building specifications outside the established standards.
- • Building expansion outside the standard will incur an additional cost of Rp 8,500,000 per m².
- • The Seller reserves the right to cancel the transaction if the Buyer fails to fulfill payment obligations according to the schedule, without any obligation to refund the funds already received.
